Joint ownership and Legal Issues with Jeannie

  • In case of death or sale other party should have first right of refusal to purchase with price based on assessment by a local bank assessment. Funds to be disbursed according to departing parties wishes.

Randy Questions/Answers

  • Stub outs for services for second bathroom?
  • Strength of TrexDeck is high, unlikely there'd ever be enuf snow to hurt that deck, long term cold water/ice on wood below isn't good for it tho so clearing it off is still recommended.
  • Utility costs
    • $58.13 electricity for Dec 2009.
    • Electricity for well is on Randy's bill
    • Electricity for hottub is on Randy's bill
      • Jeannie has been paying $50/month toward hottub and well electricity.
  • Fence restrictions? WRT: Dog run, not a problem.
  • It's fine if we end up pulling from the equity line and have to pay final chunk of $20-50K days later.

  • The Red Pressure Tank under the stairs is for the previous well, the new one is located w/ the well.
    • There is an electric feed behind the fridge in the garage which will power either well via a generator plugged in there, there is a switch which must be flipped before doing so although else yer pumping juice into a live feed and bad things happen.
  • The boxed out section on the West side of the bathroom closet is a chase for the water heater flue. The vent for the downstairs wall heater runs up the south wall of the bathroom closet.
  • Second bathroom would probably be best done on the sly, only an issue in the event of a non-private sale of the house. Pulling a permit would incur a re-assessment of the property.
  • There should be 5-10 gallons of each of the exterior stains used for the house siding and for the hand-rails. South and west sides of the house could use a re-staining, last done around 2005.
  • Grout for the tile behind the fireplace?
    • Standard color, "something grey"
  • Weather station info/instructions: the small one is busted and should be removed, instructions for other in pile in corner.
  • Flies in the house come in from various locations, they hang out in the attic in the fall to avoid freezing, they'll swarm on west side of house by vent, use fumigation cans to knock them out in fall.
  • There is a bat home on the east side of the house which should still have bats in it.
  • Any issues w/ putting a small window in the nook by the front door?
    • Engineering wise, a problem, sheer-wall.
  • How would you deal w/ the dripping of the roof on the north side onto the driveway in front of the garage?
    • Heated gutter, use an exterior heat-tape with a switch, technically should be on a dedicated circuit but fine to tie in w/ a lightly used existing circuit.
    • This should stop the pooling in front of the garage.
  • Chimney need sweeping: it really doesn't collect much soot cuz it burns so hot, inspect every few years and sweep as needed.

Remaining questions/issues:

  • Wires in concrete stairs?
  • Conduit replacement for hot tub.
  • Hand rails? What/where?
  • Leaving any tools/ladders/...?
  • Want to store yer raft here?
